  • Overall cost is the main advantage that will appeal to our customers. Because we can build off site to standardised panels with minimal waste. They are cost effective not only on labour but also value for money. The internal footprint size of the Modfix buildings are bigger than that of brick and block construction because the overall wall thickness of the modfix system is half the depth of traditional build thus giving a bigger internal foot print size.

  • Incredibly Fast installation times on site.

  • Built on concrete trench or raft footing to satisfy building control with engineer brickwork to DPC the same as the existing property.

  • New tested insulation technology to give brilliant thermal efficiency in all floors, wall and ceiling construction.

  • No need for architectural drawings saving clients money. All of our system are the same method thus allowing us to build these structures on repeat drawings submitted to local councils.

  • Fully complaint to building regulations with council certification upon completion (the same as building brick and block) this is the golden ticket!

  • No planning permission required with any of the standard sizing options.

  • Client can see the build before its built on our web site and pick external finishes, bifolds and roof lanterns as they go with a fixed fee price at the end.

  • Extension sizes can be adapted in 0.6m or 1.2m increments in width or projection to standard sized extensions.

  • Only one bespoke panel required to change overall width or projection to a custom size.

  • Unlike building with brick and block all windows, doors and roof lanterns can be pre ordered before the structure is built. Lead times on bifolds and roof lanterns is 6-8 weeks minimum after the openings have been made if building brick and block making projects drag on and on when building traditional.

  • Can be used as kitchen extensions (open plan living), conservatory replacements to get rid of the typical conservatory problems, hot in the summer, cold in the winter issue and just as a general extension of living space on ground floor level usable all year round.

  • Modfix builds match into the existing properties better with a clean-cut look as opposed to a poorly matched brick finish (impossible to get an exact brick match when building brick and block).

  • Adaptive external finish options to give client full control over the look of their building.

  • Light weight construction means less concrete, less digging, less mess with footings.

  • Reduced carbon footprint (will investigate this in more depth).

  • SAP calculations approval (thermal efficiency test).

  • Overall waste reduced on build saving money on waste clearance from site.

  • No need for multiple trades on one site thus reducing logistics and lead times/cost.

  • Can be constructed in all weathers, no down time for main build with rainy days thus speeding up the whole process saving costs.

  • Full fire protection to all boundaries using approved fire-resistant materials in the construction.
