Do I need planning permission?
Not in most cases no, our products are designed to fall under permitted development laws enabling us to work within those guidelines and not require planning permission. In this section a link to the planning portal specific to building under PD would help.
Will I get a building certificate from my local building control for my home records?
Absolutely, all of our builds comply fully to building regulations and we have inspections from local authorities at the critical stages of the build.. i.e. footings etc. Once we are complete you get a certificate from your local building control as proof that the constructions meet current requirements and has been built correctly. This certification is a must, and you will require this documentation should you ever decide to sell your home.
Are Modfix builds as strong as brick and block?
Yes, all our walling, roof structures and critical support areas are designed and proven by our own 'in-house' structural engineer. This structural engineer report is sent into your local building control as part of the approval. Without this structural design and calculations our product would not be able to pass building control regulations and receive the certificate.
Do you offer a guarantee?
All our Modfix builds come with a full 10-year structural guarantee.
Will my modfix building be warm?
Totally, we use state of the art wall and roof insulation technologies to give superior thermal U values over traditional cavity wall construction. The Modfix build will be the best performing room in your home! Will offer links to sap calculations and insulation products here.
Do you build Modfix buildings on concrete footings?
Yes, all our builds are built upon standardised concrete footings to current building regulations into good ground conditions inspected by your local building inspector.
Are the walls strong enough inside to hang kitchen cupboards or pictures upon?
Absolutely, the inside wall construction is solid top to bottom with an 11mm OSB boarding underneath of the plasterboard. This allows fixings to be achieved at any point on the walls without the need for drilling or wall plugs!
